Town Meets with Short-Term Rental Agencies

The Town hosted its Short-Term Rental (STR) Meeting earlier this week with STR agencies. The Town’s Short-Term Rental Compliance Clerk, Code Enforcement Officers, and Beach Patrol provided reminders and information on the following:

  • Inspection expectations
  • STR Ordinance reminders
  • Common STR violations and how to avoid these violations
  • Violation and ticket process
  • New solid waste contractor introduction and information
  • Change of ownership/ non-transferrable rental licenses
  • Good Neighbor Brochure update
  • Beach rule reminders

STR violations have dramatically decreased over the years, due to continued communication with the rental agencies and property management companies. In 2020, there was 3,545 violations. In contrast, in 2023, there were 1,127 STR violations.

Short-Term Rental agencies continue to be very receptive to providing the island rules to their renters, as it is also in their best interest that renters follow these rules. Before renters arrive, all of Kiawah's large property management companies provide rules as a part of their agreement and welcome process. Most rental agencies communicate the rules several times before arrival and the majority require renters sign to agree to Kiawah's rules before setting foot on the island. The Town's short-term rental ordinance requires the rules to be posted in every rental unit on the island. Many agencies provide the Town's Good Neighbor Brochure, which provides concise education on the most commonly violated rules.
